Cobblestone Homes Is Building Riverview In

Cobblestone Homes, a
longtime customer of LeDuc & Dexter, Inc. has begun building Riverview, which features 59 luxury homes and ten different floor plans ranging in
size from 2,500 square feet up to over 3,360 square feet. Riverview is located on the historic west side of Petaluma off McNear Avenue overlooking the Petaluma River.Riverview will be built in
two phases. Phase one will consist of three floor plans. Two of the plans were previously built in Cobblestone's Washington Creek, a luxurious community of 37 homes in a creek side setting in
East Petaluma off of E. Washington Street. Phase two of Riverview will be the construction of the hillside homes consisting of seven floor plans "With ten floor plans and three elevations each,
Riverside will look like a custom subdivision," says Janet Danelia, Purchasing Agent for Cobblestone Homes. "We will be using
Kohler and Delta
products in the kitchens and bathrooms", says Danelia, who is working with Jim Kempers, Residential Manager for LeDuc & Dexter, on this project. "Jim is very easy to deal with," says Danelia, "he's timely returning bids and
he always keeps us informed about new products." Most recently, LeDuc & Dexter worked with Cobblestone Homes on the Tamalpais Hill
development in Novato. Tamalpais Hill consists of 23 upscale homes in 11 design styles and range in size up to 3,460 square feet. LeDuc & Dexter has worked on various residential projects with Cobblestone Homes for over 20 years.
Cobblestone Homes, which has built over 2,000 homes and apartments since 1978 including luxury communities in Fountaingrove and entry level homes for first time buyers is
one of the most highly respected builders in the North Bay area. |

LeDuc & Dexter Inc.'s commercial department is working in their own neighborhood with
two projects that are within walking distance of LeDuc & Dexter's office at 2833 Dowd Drive in Santa Rosa. "This is quite a switch from all the work we've been doing in Napa County," says
Bill Zeeb, Commercial Manager at LeDuc & Dexter. LeDuc & Dexter have been, and still are, working at the Carneros Inn, Harvest Inn and Merryvale Vineyards, all located in Napa County. |

The two neighborhood projects are the new Freeman Lexus dealership across the street in Corby Auto Row
and Pacific Industrial Park, a mixed-use project down the street on Wiljan Court. Both projects have been delayed by the winter weather, but they are now moving forward. |
The Freeman Lexus dealership is in the early stages of construction. The building will
consist of the retail area and lobby, offices, restrooms, second floor parts warehouse and repair shop in the rear of the ground floor. "This isn't going to be a typical auto repair shop," says
Bill Zeeb, "there will be some complicated air piping in combination with the compressor for their special power tools." |

Wright Contracting
is the general contractor for the project and Don Roberts is the superintendent on site, "Don runs a tight ship," says Bill Zeeb, "his jobs are always well-coordinated. He's very knowledgeable and on top of that he's a nice guy."

Stagecoach Development is the general contractor for Pacific Industrial Park with three
two-story buildings in the plan and two presently under construction. The first floors will consist of offices with attached warehouses. LeDuc & Dexter is in the process of completing the
under slab plumbing and wastewater lines. LeDuc & Dexter is also installing an 800-pound grease interceptor and interior rainwater leader lines for roof drainage. The plumbing will be stubbed
out for the top floors, which will eventually be built-out as living areas to complete the mixed-use design. |

Grisso, Material Coordinator, Dale Bettcher, Purchasing Agent and George Enriquez, Assistant Purchasing Agent. "The communications between these departments will be better simply because
they sit next to each other now," says LeDuc.Bob Grisso has recently been assigned to a newly created position, Materials Coordinator, which puts him in touch with field personnel, who are
requesting parts and materials they need on the job sites. Grisso has previous field experience as a plumber, which gives him further insight into their needs on the job. Once the material
request has been made Grisso decides whether to take the materials from their warehouse inventory or have it purchased or a combination of the two. Dale Bettcher, Purchasing Agent, receives the
material requests and makes the purchases from supply vendors. George Enriquez assists him in his department. Mario Decenso handles shipping and receiving and Steve Garner oversees the warehouse
operation. All of these departments now work together as a group. |
