Ground has been broken for Healdsburg Commons, a 15-unit residential infill project in Healdsburg.  The project is located near Healdsburg Avenue and Grant Street, which is two blocks north of Healdsburg’s downtown square.

 

Rich Ryan Construction is the general contractor and LeDuc & Dexter’s residential department will soon be installing the under floor plumbing for these wood constructed homes.  Grading for the construction site is almost completed and the foundations for the first five homes will be formed within a few weeks.

Healdsburg Commons consists of 13 two-story, single family homes and one duplex, which has been designated as affordable housing.  The homes will range in size from 1300 to 2000 square feet.  The subdivision is situated on a u-shaped street with a connector street through the middle.

LeDuc & Dexter will be completing all phases of residential plumbing for this project.  Healdsburg Commons will also have a community swimming pool for its residents.  LeDuc & Dexter will install the plumbing for a restroom and outdoor shower in the swimming pool area.

 

LeDuc & Dexter has worked with Rich Ryan Construction in the past on commercial projects and other residential projects including an affordable housing community in the foothills of north Healdsburg built in 2004.

 

Merry Edwards Winery

The Merry Edwards Winery, which has been under construction since early this year, will be crushing grapes for the 2007 harvest in a few months.  Located off Hwy. 116, just south of Frei Road and few minutes from Graton, the winery is situated in the Coopersmith Pinot Noir vineyard, named after Merry Edwards husband, Ken.  Merry (Meredith) Edwards is a world renowned winemaker known for her Pinot Noir vintages.

Koch Construction is the general contractor for the project and LeDuc & Dexter have been on site since they hooked up the winery floor drainage system to the wastewater and sewer lines they installed.  The metal two-story winery will have office space and a lab, restrooms, barrel room, tank room, warehouse area and crush pad.

This is a design/build project and a number of hose stations have been added to the winery plan bringing the total number of hose stations to over ten, for now, LeDuc & Dexter is installing the hose stations and piping for the industrial hot and cold water and compressed air.  LeDuc & Dexter will also install the domestic hot and cold water for the lab and restrooms.

 

The mechanical room will be a little different than most conventional wineries.  Instead of a boiler, Leduc & Dexter will install an instantaneous water heater that will deliver up to eight gallons of hot water per minute.

Jim Franchetti, Koch Construction Superintendent, says the winery might not be totally completed by the time the crush begins, but they will be able to make the crush pad operable to accommodate this year’s harvest.

Another form of going the extra mile can be working with clients using upgraded methods.  “We have a residential library with a large screen internet presentation where clients can view residential fixtures and design in a ‘bigger than life way”, says LeDuc, “and our in-house design team can assist clients with advice and choices.”

Going the extra mile can involve saving the client money.  “Our value engineering program can bring projects into line with the client’s budget and save money on residential or commercial projects”, says LeDuc.

 

Going the extra mile can ultimately build loyalty with your clients.  “You do whatever it takes, but you can’t really expect anything in return”, says LeDuc, “You just keep going the extra mile and eventually you succeed.”
